• Street trees shall be required along street frontages where noise attenuation walls are <br /> required. <br /> • Trees shall be chosen from the County Tree List. <br /> Oak Trees <br /> The site contains a number of valley oak trees as identified in the preliminary biological <br /> resources assessment for this site. A native oak tree is defined as a valley oak with a trunk <br /> diameter of six (6) inches to less than thirty-two (32) inches for a single trunk tree, or a <br /> combined trunk diameter of eight (8) inches or greater for a multi-trunk tree measured at four <br /> and one-half (4'/=) feet above the average ground elevation of the tree; or an interior live oak, <br /> California live oak, or blue oak with a trunk diameter of four(4) inches to less than thirty-two (32) <br /> inches for a single trunk tree, or a combined trunk diameter of six (6) inches or greater for a <br /> multi-trunk tree measured at four and one-half (4'/) feet above the average ground elevation of <br /> the tree (Development Title Section 9-110.4). A heritage oak tree is defined as a native oak tree <br /> that has a single trunk diameter of thirty-two (32) inches or greater measured at four and one- <br /> half (4'/) feet above the average ground elevation of the tree. The oak trees, including their <br /> driplines, need to be shown on the tentative map, and each heritage and native oak tree must <br /> be identified as such. The applicant needs to specify if he is proposing to build around the trees <br /> or remove them. <br /> Development Title Section 9-1505.4 states trees removed under the provisions of this Section <br /> shall be replaced subject to the following requirements: <br /> • Replacement stock shall be of healthy commercial nursery stock or acorns, of the <br /> species removed or other approved species, and shall be established and maintained for <br /> at least three (3) years (Development Title Section 9-1505.4[a]). <br /> • Replacement trees shall be planted as near as possible to the location of the removed <br /> tree or in an alternative location acceptable to the Review Authority (Development Title <br /> Section 9-1505.4[b]). <br /> • Replacement stock shall be planted between October 1 and December 31, and no later <br /> than twelve (12) months after the date of tree removal (Development Title Section 9- <br /> 1505.4[c]). <br /> • The number and maintenance of replacement stock shall be as follows: <br /> o Each heritage oak tree that has been removed under the provisions of Section 9- <br /> 1505.3(a) shall be replaced with five (5) trees or acorns, or combination thereof. <br /> o Each native oak tree that has been removed under the provisions of Section 9- <br /> 1505.3(b) shall be replaced with three (3) trees or acorns, or combination thereof. <br /> o The applicant shall be required to show to the satisfaction of the Review <br /> Authority that replacement stock will be planted and maintained in such a manner <br /> as to ensure the survival of said stock at the end of a three (3) year period <br /> commencing from the date of planting. <br /> (Development Title Section 9-1505.4[d]) <br /> • The Review Authority may require, as a Condition of Approval, the applicant to provide a <br /> performance bond or other financial security to replant any replacement tree found not to <br /> be alive at the end of the required three (3) year maintenance period. The applicant may <br /> be required to provide additional security to ensure maintenance of said trees for an <br /> ensuing three (3) year maintenance period (Development Title Section 9-1505.4[e]). <br /> To protect and preserve heritage oak trees and native oak trees from development and <br /> construction activity, the following standards shall be applicable: <br /> 3 <br />
