SUBJECT Major Subdivision,Application PA-64,00074 6.hWna Qevelopmmint t CompanylGudel, Fred &Alice"(Address 26850 N.>Lower Sacramer_tt0 Road Galt; 95632j.(APN: 006-030-07) The applicant has submitted the above referenced Major Subdivision Application to subdivide two parcels totaling 80.8 acres more or less into (62) sixty-two 1.0 acre parcels more or less, a 4.96 acre remainder parcel.and three lots A, B and C. Lot A and C are to l be used as community detention ponds and Lot B is to be used as a road. The project site is located on the south east corner of Lower Sacramento Road and Liberty Road, south of Gait. The property has-General Plan designations of RIR (Rural Residential) and OS/RC (Open Space Resource Conservation) and is zoned R-R (Rural Residential). The property is located in the Rural Community of Collierville. The Community Development Department has reviewed the application for PA-0400074 and offers the following comments: Water System Development Title Section 9-1120.4(b) states that within Rural Communities subdivisions with parcels less than two (2) acres shall be served by a public water system. Public water will be required for the project. Storm Drainage Development Title Section 9-1135.4(x) states that subdivisions in rural communities with parcels less than two (2) acres in size shall be served by public drainage facilities which discharge into a terminal drain, except that a public agency retention basin may be allowed if there are no terminal drainage facilities within one thousand (1000) feet, and the site conditions of sail permeability and groundwater level allow a retention basin design to meet San Joaquin County Improvement Standards. Public drainage will be required.
