PA-0500645 OF CREASER & <br /> DEBRA BROWN (APN: 175-240-27) (3858 S. MOURFIELD AVENUE, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Use Permit pre-application for a large <br /> group care facility for a maximum of sixteen residents. The project will include a 1,500 <br /> square foot single family residence and a 1,800 square foot single family residence. <br /> The project site is located on the east side of S. Mourfield Avenue, 770 feet south of <br /> Clayton Avenue, Stockton. <br /> The General Plan designation of the site is R/L (Low Density Residential) and the zoning <br /> designation is R-L (Low Density Residential). <br /> The Community Development Department has the following comments: <br /> Fencing <br /> A six-foot tall chain link fence is currently located on the front property line. The height <br /> limit for front or street side yards in a Low Density Residential zone is three (3) feet. <br /> Development Title Section 9-1022.3(c)(2) states that a fence up to seven (7) feet in <br /> height may be permitted in the front yard or street side yard of Low Density, Medium <br /> Density, Medium-High Density, and High Density Residential Zones, provided said fence <br /> is located a minimum of ten (10) feet from the property line. If the applicant wishes to <br /> keep the chain link fence it must be moved to a minimum of ten feet from the property <br /> line, otherwise it must be removed entirely or reduced in height to a maximum of three <br /> feet. <br /> Access <br /> J <br /> The access driveway off of Mourfield Avenue shall have a width of no less than twenty- <br /> five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in <br /> no case shall driveways designated as fire department access be less than twenty (20) <br /> feet wide.
