CONDITIONS OF APPROVAL, <br /> MS-92-0203 <br /> Rudy M. Mussi, etal <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Notice of Minor <br /> Subdivision. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Each lot shall be a minimum of 40 acres. <br /> 2 . PUBLIC WORKS <br /> a. The Parcel Map requirement is waived. A Notice of minor <br /> subdivision is required. New descriptions shall be <br /> submitted to the Surveyor' s Division for review and <br /> approval, then forwarded to the Community Development <br /> Department for recording as "Notice of Minor <br /> Subdivision" . <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235 . 00 per single family dwelling unit in the Delta <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304, R-91-1025) <br /> c. Access road for Parcels 2 , 3 , & 4 and any driveway that <br /> exceeds 150 feet in length from any public roadway shall <br /> be improved in accordance with the requirements of the <br /> Uniform Fire Code Section 10 . 207, San Joaquin County <br /> Standards F-la, F-lb, & F-lc prior to issuance of <br /> building permit.
