A six (6) foot high decorative wall or solid fence with a <br /> solid evergreen screen in a three (3) foot wide planter <br /> shall be required along the northern property line adjacent <br /> to the parking lot. The installation of the wall or fence <br /> may be deferred, at the option of the applicant, upon <br /> execution of a Deferment Agreement with the Development <br /> Services Division. Details shall be included on the <br /> Improvement Plan. <br /> i . The farm produce advertising signs shall be removed from the <br /> parcel . <br /> j . Protective six (6) inch concrete curbs or standard concrete <br /> wheel stops shall be required where landscaped areas abut <br /> parking stalls or driveways. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> k. All paring spaces , driveways, and maneuvering areas shall be <br /> paved and permanently maintained with asphalt or cement. <br /> Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. <br /> 1. All plant material within a fifteen-foot (151 ) triangle at <br /> the intersection of driveways and streets shall be no more <br /> than three (3 ) feet in height above curb level, except for <br /> trees which are timed so that no branches extend lower than <br /> six (6) feet above the curb level . <br /> M. All parking stalls and driveway directions must be <br /> delineated. <br /> NOTE: Any modification of the above conditions or approved <br /> plan shall only be by a "Revisions of Approved Actions" <br /> application or by filing of a new application. <br /> RL/KA <br />
