CONDITIONS OF APPROVAL <br /> UP-91-17 <br /> Sacramento District Advisory Board <br /> Unless otherwise specified, all Conditions of Approval must be <br /> fulfilled prior to the establishment of the use or the issuance of <br /> any building permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> 1 . DEVELOPMENT SERVICES DIVISION: <br /> Conditions of Approval: <br /> a. Landscaping (to be shown on the Improvement Plan) : <br /> (1) A minimum ten-foot-wide planting strip is required <br /> along the frontage of State Route 120, and it shall <br /> respect the right-of-way width. This strip shall <br /> contain one tree for each 30 feet of frontage. <br /> (2) Required trees shall be selected from the County ' s <br /> Approved Tree List. <br /> (3) The following landscaping is required in the open <br /> parking areas: <br /> (A) A minimum five percent of the area must be <br /> landscaped. <br /> (B) One tree is required for each ten parking <br /> stalls or portion thereof . <br /> b. Parking: <br /> (1) The number of parking spaces shown on the Site Plan <br /> is adequate. The size of the spaces and the aisles <br /> shall be consistent with Section 9-3702 of the <br /> Planning Title and be shown on the Improvement <br /> Plan. <br /> (2) All parking spaces, driveways, and maneuvering <br /> areas must be paved and permanently maintained with <br /> asphalt or cement. Bumper guards must be provided <br /> where necessary to protect adjacent structures or <br /> properties. <br /> Conditions of Approval - 1 - (UP-91-17) <br />
