CONDITIONS OF APPROVAL <br /> SA-98-48 <br /> Manteca Trailer <br /> Site Approval Application No. SA-98-48 was approved by the San Joaquin County Community <br /> Development Department on August 18, 1998. The effective date of approval is August 28, 1998. <br /> This approval will expire on February 26, 1999, which is six months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kerry Sullivan, 468-3140) <br /> a. IMPROVEMENT PLAN: Submit an Improvement Plan. The Plan must be prepared by <br /> a registered civil engineer or licensed architect. This Plan must show drainage, driveway <br /> access details (including gates), on-site parking, landscaping, signs, existing and <br /> proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST" for <br /> details). A fee is required for the Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 148-space, 117,000-square-foot recreational <br /> vehicle storage facility as shown on the Plan submitted July 8, 1998. The use on the site <br /> is restricted to the dry storage of privately owned recreational vehicles (pursuant to <br /> Ordinance No. 3934). Boat storage is not permitted. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the Improvement Plan application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINGE: Storm water drainage shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the <br /> Improvement Plan. Drainage calculations prepared by a registered civil engineer or <br /> architect shall be included. <br /> e. PARKING AND DRIVEWAYS: Off-street parking and driveways shall be provided and <br /> comply with the following: <br /> (1) All driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provided a durable, dust-free surface. Bumper <br /> guards shall be provided where necessary to protect adjacent structures or <br /> properties (Development Title Section 9-1015.5). Aggregate base or chip seal <br /> may be used for individual R.V. parking spaces. <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed.
