(2) A minimum of nine parking spaces shall be provided, including one van accessible space (3.3 <br /> spaces are required for every 1,000 feet of building area). (Development Title Section 9-1015.3) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 120, shall be installed across the frontage of the project area. (Development Title <br /> Section 9-1020.7) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Storage areas for trash shall be screened so as not to be visible from adjacent properties and <br /> public rights-of-way. Screening shall be six(6)to seven(7)feet in height.Outside storage is not <br /> permitted in front yards, street side yards, or in front of main buildings. (Development Title <br /> Section 1022.4[d][2]) <br /> i. SIGNS: Sign details and design shall be consistent with Chapter 9-1710 of the Development Title <br /> and be included on the Site Plan. All portions of any sign shall be set back a minimum of five(5)feet <br /> from any future right-of-way line, including any corner cut-off(snipe). (Development Title Section 9- <br /> 1717.2[g]) <br /> j. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits, the Site Plans shall be submitted within 60 days from the effective date of approval. <br /> Enforcement action will be deferred if the Site Plan is submitted within 60 days and the Conditions of <br /> Approval are met within three months from the effective date of approval. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff contact: Gabriel Karam,468-3000) <br /> a. The Traffic Impact Mitigation Fee may be required for this development. The fee is due and payable <br /> at the time of Final Site Plan approval. The fee currently is$169.73 per additional daily trip-end <br /> generated in the Manteca area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R- <br /> 96-592) <br /> b. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> c. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. The Final Site <br /> Plan is required upon submittal of verification. <br /> d. Any dedications,improvements,or permits along State Highway Route 120 shall be as required by <br /> Caltrans. <br /> Conditions of Approval -2 - SA-00-35 <br />
