(2) A minimum of nine parking spaces shall be provided, including one van accessible space (3.3 spaces are required for every 1,000 feet of building area). (Development Title Section 9-1015.3) f. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares,provided, however,that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) g. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of State Route 120, shall be installed across the frontage of the project area. (Development Title Section 9-1020.7) (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. h. SCREENING: Screening shall be provided and comply with the following: (1) Storage areas for trash shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six(6)to seven(7)feet in height.Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) i. SIGNS: Sign details and design shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five(5)feet from any future right-of-way line, including any corner cut-off(snipe). (Development Title Section 9- 1717.2[g]) j. COMPLIANCE DATE: Because this development is currently operating without the required permits, the Site Plans shall be submitted within 60 days from the effective date of approval. Enforcement action will be deferred if the Site Plan is submitted within 60 days and the Conditions of Approval are met within three months from the effective date of approval. 2. DEPARTMENT OF PUBLIC WORKS (Staff contact: Gabriel Karam,468-3000) a. The Traffic Impact Mitigation Fee may be required for this development. The fee is due and payable at the time of Final Site Plan approval. The fee currently is$169.73 per additional daily trip-end generated in the Manteca area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R- 96-592) b. A copy of the Final Site Plan shall be submitted prior to the release of building permits. c. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has addressed the items on the attached Waste Plan Format for Development Projects. The Final Site Plan is required upon submittal of verification. d. Any dedications,improvements,or permits along State Highway Route 120 shall be as required by Caltrans.
