SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Bob Kamps to conduct a <br /> Soil Suitability Study for his property located at 14280 East Highway 120, Ripon, <br /> California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> The proposed project is a minor subdivision to split the Site into a five-acre homesite <br /> parcel (Parcel 1), a 40-acre parcel (Parcel 2), and a 36.73-acre designated remainder <br /> (Plate 2). No change in Site uses is anticipated. <br /> Site Description <br /> The Site, Assessor's Parcel Numbers (APNs) 245-020-23 and -39, is approximately 82 <br /> acres in size. The County project application number is PA-1100127. The Site consists <br /> of almond orchard and open land with a house, shop, and garage. A domestic well and <br /> an irrigation well supply water to the Site. A recent aerial photograph of the Site is <br /> included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 60 feet above mean sea level (Plate 4). The Site topography is <br /> relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> Past Uses of the Site <br /> Based on information reviewed for the Surface & Subsurface Contamination Report <br /> (Live Oak, 2011), the Site has been agricultural land since 1937 or earlier.
