Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; <br /> 2. Approve the Revision of Approved Actions application; and <br /> 3. Approve the one-year Time Extension application for approved Use Permit No. PA-0300050 <br /> Previously Approved Findings <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the proposed use is consistent with the A/G (General <br /> Agriculture) designation of the General Plan. Additionally, the Produce Sales — Agricultural <br /> Store, Large, use type may be conditionally permitted in the AG-40 zone with an approved <br /> Use Permit application. The proposed large agricultural store is consistent with General <br /> Plan policy, and there are no Master, Specific,or Special Purpose Plans affecting the site. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because the site has public road frontage on State Route 120, and <br /> all other services including a well, septic tank, and storm water drainage are already in place <br /> and will be expanded according to applicable Ordinance Requirements. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the site is large enough at 44 acres to accommodate the <br /> proposed use, even with the required dedication for roadway, and can conform to all <br /> applicable Development Title regulations and requirements. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for the agricultural store <br /> expansion found that the project would not result in any significant, adverse environmental <br /> impacts.
