SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Dave Van Elderen & <br /> Dan Van Elderen to conduct a Soil Suitability Study for the for their property located at <br /> 19238 & 19242 East Highway 120, Ripon, California (Plate 1). <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> A minor subdivision is proposed to separate the northeast corner of the Site from the <br /> remaining land (Plate 2). No changes in use of the Site are anticipated. <br /> Site Description <br /> The Site is a single parcel 61.57 acres in size, Assessor's Parcel Number (APN) 245- <br /> 070-35. It is located at 1923819242 East Highway 120, Ripon, California. The Site <br /> is an almond and persimmon orchard with three residential structures, a garage, a barn, <br /> and a packing shed. One domestic well, one irrigation well, and two se ystems are , <br /> present on the Site. A recent aerial photograph of the Site is include as Plate 3,' <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map. is approximately 78 to 82 feet above mean sea level. The ground surface in the <br /> area slopes downward gently toward the west (Plate 4). <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> Past Uses of the Site <br /> Based on historical aerial photographs reviewed, it appears that the Site has been used <br /> for agricultural purposes, primarily orchard, since before 1937. The structures on the <br /> Site date to the 1950s and earlier. <br /> LOGE 1103 Page 1 <br />
