PACIFIC AVE. (APN 097-463-25) PA-0500086 (SA) <br /> The City of Stockton Public Works Department has reviewed the revised site plan application <br /> and offers the following comments: <br /> 1 . The owner/developer shall dedicate right-of-way on Pacific Avenue and install complete <br /> frontage improvements within the limits of the project as needed to comply with the <br /> adopted Pacific Avenue Specific Plan. In addition, the two existing driveways on Pacific <br /> Avenue, adjacent the proposed new building, as identified on the site plan to be closed, <br /> shall be abandoned, and replaced with curb, gutter, and sidewalk per City standards. <br /> Further, all existing hazardous, broken or raised curb, gutter and sidewalk shall be <br /> replaced along Douglas Road within the limits of the project per City standards. Said <br /> right-of-way dedication and required frontage improvements shall be completed prior to <br /> occupancy of any structures on this site. <br /> 2. The proposed "loading and unloading area" adjacent to the existing Douglas Road <br /> driveway appears inadequate to serve as the merchandise service area without blocking <br /> or encroaching into the public right-of-way. As such, said driveway should be <br /> abandoned and replaced with curb, gutter, and sidewalk. All access for service vehicles <br /> should be taken from the existing westerly Douglas Road driveway. <br /> 3. City records indicate that the subject site and the adjacent parcels are held in common <br /> ownership. However, in order to ensure appropriate access rights, said parcels should <br /> enter into reciprocal access and parking agreement. Said agreement should be in place <br /> and should be recorded at the San Joaquin County Recorder's office prior to issuance of <br /> any building permit. <br /> Stockton <br /> All-America City <br /> ' VII I <br />
