The planned development of <br /> this property consists of creating four(4) parcels within a larger 131.02 acres parcel. <br /> Parcel 1 is to contain 66.72 acres. Parcel 2 is to contain 41.58 acres. Parcel 3 is to contain <br /> 10.00 acres and Parcel 4 is to contain 10.00 acres also. There is also a 2.72 acres parcel <br /> that is within the boundaries of the larger parcel but is not to be considered a part of the <br /> creation of the aforementioned four(4) parcels, all as shown on the attached "Danny <br /> Rocha Parcel Map". The planned new four(4) parcels are located in the northwest <br /> quadrant of the"T" intersection of West Arbor and Paradise Avenues and also situate in <br /> Sections 13 and 14, Township 2 South, Range 5 East,Mount Diablo Base and Meridian <br /> in San Joaquin County, California. <br /> Submitted for your review, consideration and approval is a study conducted to <br /> ascertain if there are any surface or subsurface contamination sources on the above <br /> described project site and to determine the measures needed to mitigate any threat to <br /> environment and human health. <br /> Property Current and Past Use: The project site is located in an agricultural area <br /> located at 20599 Paradise Avenue near Tracy, California. The present 131.02 acres serves <br /> the property owner in at least two (2) ways. The first way it serves the property owner is <br /> in providing space in which the property owner conducts a dairy business at the "T" <br /> intersection of West Arbor and Paradise Avenues. The second way is to provide acreage <br /> for the property owner to farm the remaining portion his land to produce a wheat crop. <br /> The dairy area is the main portion of the four(4) new parcels that contains development. <br /> This development consists of at least five (5)houses, a mobile home, two (2)barns, a <br /> pole barn, an equipment repair building, several corrals and an irrigation pond complete <br /> with pump and pipelines to irrigate the wheat field. The irrigation pond, pump and <br /> pipelines are located at the west end of the dairy area. There is also an overflow irrigation <br /> pond located in the northwest area of the new Parcel 1 that is also used for crop irrigation. <br /> A home also exists on the 2.72 acres parcel that abuts Paradise Avenue at the easterly <br /> boundary of the large 131.02 Parcel that is not a part of the creation of the planned four <br /> (4) new parcels.
