Surface and Subsurface Contamination Report ** APN: 213-080-22,27,28,29,&31 ** 131.02 Acres Total <br /> Parcel 1=66.72 Acres,Parcel 2=41.58 Acres, Parcel 3 = 10 acres,Parcel 4= 10 Acres <br /> Not a Part Parcel=2.72 Acres <br /> San Joaquin County Assessor and Recorder records were researched which <br /> revealed Danny Rocha acquired the subject property in 1990 and thus has owned the <br /> subject property in excess of thirteen(13)years and has devoted the land to dairy and <br /> farming since acquisition. The property owner also states in the "Environmental <br /> Questionnaire" he filled in, which is attached to and made an integral part of this report <br /> ,that he began renting the subject property in 1974 and thus has been conducting the same <br /> activities on the land for at least twenty nine (29)years. The area surrounding the subject <br /> property is also devoted to agricultural use. The property owner also states that Steve <br /> Pellegn and Sons presently farm the land. <br /> There is no apparent evidence indicating the property has been subjected to <br /> industrial type use that would have contributed possible contamination to the property. <br /> The dairy business also requires clean and sanitary conditions in its operations. <br /> Future Planned Property Use: The planned development will allow the present <br /> property owner to continue to maintain the property as he has in the past. The planned <br /> creation of four (4)new parcels will also allow him to sell these parcels for future <br /> development or first develop the new parcels and then sell them. <br /> Site Description and Property Search: On March 27, 2003 a property search was made <br /> to determine if there were above ound fuel stor nks, oil drums, kerosene, other <br /> petroleum products and/or other possible contaminant receptacles situate on the planned <br /> new four(4) parcels that could contribute to contamination. <br /> The conditions seen and noted are best described and recorded by the colored <br /> photographs I took. These photographs have been assigned a number accompanied by a <br /> capital letter and are contained in Appendix I. The number assigned indicates the location <br /> the photograph was taken at and these locations are specifically located and noted by <br /> their circled number on the attached "Danny Rocha Parcel Map", "Aerial Photo of Danny <br /> Rocha Property", "Danny Rocha Dairy Facility Sketch" which are included and made an <br /> integral part of this report. The capital letters assigned to the numbers of the photographs <br /> indicate the direction viewed from the numbered location. The views the camera captured <br /> are detailed as follows: <br /> (I AI Standing at the northeast corner of the subject property and looking northwest along <br /> the north boundary line of Parcels 1 and 3. <br /> l) Standing at the northeast corner of the subject property and looking southwest along <br /> the east boundary of the subject property. <br /> Standing in the middle of the east boundary of Parcel 3 and looking northwest across <br /> Parcel 3 <br /> Standing at the northeast corner of the 2.72 acres parcel that is not a part of the new <br /> four (4) parcel creation and looking northwest along a concrete lined ditch paralleling the <br /> north boundary of said 2.72 acres parcel. <br /> Standing on the east side of Paradise Avenue looking northwest at the home situate <br /> on the 2.72 acres which is not a part of the planned four(4)new parcels. <br /> Danny Rocha Dairy--20599 Paradise Avenue(West Arbor and Paradise Avenues"T"Intersection) <br /> Trary f alifnrnia 05,104 <br />
