CONDITIONS OF APPROVAL <br /> SA-01-87 <br /> Remitz <br /> Site Approval Application No. SA-01-87 was approved by the San Joaquin County Community <br /> Development Department on March 4, 2002. The effective date of approval is March 14, 2002. This <br /> approval will expire on September 13, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller, 468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the expansion of a facility originally approved for farm <br /> machinery sales and agricultural feed and grain sales. The proposed expansion will take place in <br /> three phases as shown on the Revised Plan dated December 18, 2001. Phase 1 will be completed <br /> in 18 months. Phase 2 will be completed in 36 months. Phase 3 will be completed in 48 months. <br /> (Use types: Agricultural Sales -feed and grain; Equipment Sales and Repair-farm machinery sales <br /> and farm machinery repair; Nursery Sales and Services-wholesale nursery.) <br /> (1) Add an additional five acres to the site for a total of 10 acres to expand the storage area and <br /> display area. <br /> (2) Phase 1 will consist of the following: <br /> A. One canopy totaling approximately 1,650 square feet. <br /> B. Building"A", a 5,000-square-foot storage building. <br /> C. Building"G", a 1,200-square-foot barn for storage of hay. <br /> (3) Phase 2 will consist of the following: <br /> A. An addition of 1,200 square feet to an existing shop. <br /> B. One canopy totaling 2,000 square feet <br /> C. Building "F", a 750-square-foot garage. <br /> Conditions of Approval - 1 - SA-01-87 <br />
