CONDITIONS OF APPROVAL <br /> SA-99-50 <br /> Sanchez <br /> Site Approval Application No. SA-99-50 was approved by the San Joaquin County Community <br /> Development Department on July 22, 1999. The effective date of approval is August 1, 1999. This <br /> approval will expire on January 30, 2001, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kai Luoma,468-9567) <br /> a. BUILDING PERMIT: Submit an "APPLICATION - RESIDENTIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a private right-of-way for lots 26 and 31 of the Small Farms <br /> Improvement Tract, Division"G" (APN 007-2400. The approved private right-of-way shall utilize the <br /> private roads along the south property line of lots 32 and 31(future Jocher Road) and along the east <br /> property line of lots 26 and 31(future Graham Road). The private road (cul-de-sac)as shown on the <br /> Plan submitted May 28, 1999, shall not be permitted. <br /> c. STORM DRAINAGE: For existing parcels in antiquated subdivisions over two (2) acres in size, <br /> drainage facilities may consist of a private on-site retention basin if there are no public drainage <br /> facilities within two hundred (200) feet of the parcel and the site conditions of soil permeability and <br /> groundwater level allow a retention basin to meet San Joaquin County Improvement Standards. <br /> (Development title Section 9-1135.12) <br /> 2.
