Gau, Senior Civil Engineer <br /> Community Development Department <br /> CONTACT PERSON: Kai Luoma <br /> FROM: Gabriel Karam, Senior Civil Engineer�� <br /> Public Services Division <br /> SUBJECT: SA-99-50 (REVISION) A SITE APPROVAL APPLICATION REQUEST FOR A <br /> PRIVATE, 40-FOOT WIDE, RIGHT-OF-WAY AND UTILITY EASEMENT TO PROVIDE <br /> ACCESS TO TWO PARCELS CONTAINED IN AN ANTIQUATED SUBDIVISION, <br /> LOCATED ON EAST PEARL ROAD, 1,500 FEET SOUTH OF JAHANT ROAD. <br /> (DISTRICT 4). <br /> APPLICANT: Richard Sanchez APN: 007-270-08 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Pearl Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br /> Future Jocher Road and Graham Road have planned right-of-way widths of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The new private road (future Jocher Road and Graham Road) tele <br /> ideneee shall be improved in accordance with the requirements of the Uniform Fire Code <br /> Section 10.207, San Joaquin County Standards F-1 a, F-1 b and F-1 c, and the Liberty Fire District <br /> prior to issuance of the building permit. The private road (cul-de-sac) as shown will not be <br /> allowed. <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> a twenty-five (25) foot wide right-of-way from the centerline of the private roads (future <br /> Jocher Road and Graham Road) to the property line across the parcels' frontages, plus <br /> 20-foot by 20-foot corner cut-offs (snipes) at Pearl Road and at Jocher Road and <br /> Graham Road. (A $225 fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed.) <br /> (Development Title Section 9-1150.5) <br />
