PA-0800323 OF THOMPSON &
FOLGER (C/O WOOD RODGERS); (APN/ADDRESS: 011-060-01, 07, 08; 011-
110-02, 011-110-05. 10020 W. PELTIER ROAD, LODI)
The applicant has submitted the above referenced Minor Subdivision Pre-Application to subdivide
five(5) parcels totaling 994.0 acres into twenty-three (23) parcels totaling 40 acres or more. The
property has a General Plan Designation of A/G (General Agriculture) and is zoned AG-
40(General Agriculture 40 acre minimum).
The project site is located on the south side of Peltier Road, 212 feet east of Blossom Road, west
of Interstate 5 Highway, south of Thornton.
The Community Development Department has reviewed the proposed Minor Subdivision Pre-
Application and offers the following comments:
Flood Hazards
The project site is located within the 100 year A flood designation. The A flood zone designation
is not, however, expected to impact the proposed application request. Any proposed development
shall comply with Development Title Section 9-1605 regarding flood hazards.
Land Use
The proposed parcels are located on property with a General Plan designation of AIG, are zoned
AG-40, are part of an ongoing viticulture operation, and are surrounded by agricultural lands and
a dairy farm. The proposed parcels are of a size that is consistent with both the General Plan and
zoning designation. The proposed Minor Subdivision application may be conditionally permitted in
the AG-40 zone with an approved Minor Subdivision application. Thus, the proposed project does
not conflict with any existing uses and will not set a significant land use precedent.
Williamson Act
The proposed site is currently under California Land Conservation Act Contract No. 710097
Because of the amount of acreage involved, there are three (3) types of soil. The soil types
consist of the following: (1) Rioblancho clay loam 0 to 2 percent slopes, (2) Tujunga loamy sand,
0 to 2 percent slopes (3) Tokay fine sandy loam.
Rioblancho loam is somewhat poorly drained, nearly level soil on basin rims. It is moderately
deep to hardpan; it formed in alluvium derived from mixed rock sources. This unit is suited for
1
