This unit is not considered prime farmland. <br /> Tokay sandy loam is a very deep, well drained, nearly level soil on low fan terraces. It is deep to <br /> hardpan. It formed in alluvium derived from granitic rock sources. This soil is well suited to <br /> irrigated crops. This unit is capability class I irrigated and capability class IV-c1 non-irrigated. The <br /> stone index is 57 and is considered to be prime farmland. <br /> Tujunga loamy sand is very deep somewhat excessively drained, nearly level soil. It is on flood <br /> plains and elongated channel remnants. It formed in alluvium derived granitic rock sources. This <br /> unit is suited to irrigated row, field, and orchard crops. This unit is in capability class Ills-4 <br /> irrigated and Vie-4 non-irrigated. The stone index is 65 and is not considered prime farmland. <br /> The applicant has indicated that the proposed Minor Subdivision application is for agricultural <br /> purposes, the proposed 40 plus acre parcels are presumed to be large enough to sustain <br /> commercial agricultural viability as defined in Section 51238.1 of the California Land <br /> Conservation Act. The proposed subdivision will not be a conversion of prime farmland as the <br /> General Plan designation and the zoning designation will remain the same. <br /> Access <br /> The project applicant proposes private easements to serve ten (10) lots as shown on the Vesting <br /> Tentative Parcel Map. Because the map is for agricultural purposes, private rights-of-way are not <br /> proposed, nor would they be approved as part of the Minor Subdivision approval. However, if, at <br /> a later date, the owner decides to develop commercially or residentially one or more of the lots <br /> served only by an easement, a Private Right-of Way will be required. Development Title Section <br /> 9-1150.15(d) states that a maximum of six(6) lots may be served by a private right-of-way or the <br /> private right-of-way shall be improved to San Joaquin County Improvement Standards for public <br /> roads. <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the following: <br /> • Submit seven copies of a completed Minor Subdivision Application form. <br /> • Submit seven copies (18"x26") of the vesting tentative parcel map and two reduced <br /> copies (8 Y2"x 11") of a vesting tentative parcel map. <br /> • Submit a Surface & Subsurface Contamination Report to the Environmental Health <br /> Department.
