May 30, 2008 <br /> SOIL SUITABILITY STUDY <br /> COTTA PROPERTY, SITE 4 <br /> 10149 WEST PELTIER RD <br /> THORNTON, CALIFORNIA <br /> OUR PROJECT NUMBER: LGS080515 <br /> 'V1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> Our office was contracted by Joe Cotta of Cotta Properties to conduct a Soil Suitability Study for <br /> _ the property at 10149 West Peltier Road, Thornton, California (the "Site'. <br /> The Soil Suitability Study (SSS) was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of Section <br /> 9-1105.2(d) of the San Joaquin County Development code. A major element of the field work <br /> included conducting percolation tests that meet the required absorption rates as required by the <br /> San Joaquin County Environmental Health Department (EHD), Public Health Services Division. <br /> In addition to conducting the percolation tests, a review of published soil information, geologic <br /> maps, and groundwater information was performed to evaluate the suitability of soils for use <br /> with a septic system. <br /> The formatting of this report has been designed to follow, to the greatest degree possible, the <br /> EHD's Soil Suitability Study Requirements Checklist, dated July 14, 2003. <br /> 1.1 Site Description <br /> The Assessor's Parcel Numbers (APN's) for the Site are 011-040-02 and 05. The property is <br /> approximately 444 acres in sizeee Plate 1). The county application number is PA-07-593. <br /> The Site is currently being used-for agriculture, primarily for vineyards. <br /> The elevation of the Site, according to a United States Geological Survey topographic map, is <br /> between approximately 0 and 5 feet above mean sea level. The land grades gently down <br /> towards the west. <br /> According to the San Joaquin County Community Development Department <br /> (http://www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> with a minimum parcel size of 40 acres. This zoning designation "is established to preserve <br /> agricultural lands for the continuation of commercial agricultural enterprises." <br /> 1.2 Proposed Development <br /> According to a tentative parcel map provided by Baumbach and Piazza, Inc. of Lodi, California, <br /> the proposed development is to subdivide the existing portion of the property into eight (8) <br /> separate parcels and a designated remainder.
