Screening shall be six (6) to seven (7) feet in height. Outside storage is not <br /> permitted in front yards, street side yards, or in front of main buildings. <br /> (Development Title Section 1022.4[2][2]) <br /> j) SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. All portions of any sign shall be set back a minimum of five <br /> (5) feet from any future right-of-way line, including any corner cut-off(snipe). (Development Title Table <br /> 9-1025.9 Part 11) <br /> 1) BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> 1 The proposed use will chane the occupancy from a B occupancy to a R-3 <br /> } p P 9 p Y p Y <br /> occupancy (U.B.C: Section 3405). The structure must be brought into compliance <br /> with all current code provisions including structural, plumbing, mechanical, <br /> electrical, energy and disabled access requirements. A licensed architect or <br /> registered engineer shall prepare all documents. <br /> 2) An occupancy separation of 1 hour is required to separate the occupancies. <br /> 3) Provide parking for the physically disabled. The space(s) shall be located as close <br /> as possible to the primary entrance.
