CONDITIONS OF APPROVAL <br /> UP-92-26 <br /> Angelo Zazzarino <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. An office is required and shall be shown on the improvement plan. <br /> b. The proposed 30-foot-wide driveway shall be expanded to a minimum of 35 feet wide and <br /> a maximum of 40 feet wide. (Planning Title Section 9-4005.4[k][4]) <br /> C. All parking spaces and major circulation drive lanes shall be surfaced and permanently <br /> maintained with a minimum of two inches of asphalt concrete or four inches of Portland <br /> Cement concrete. Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. All other areas that could potentially have any vehicular traffic <br /> shall be surfaced and permanently maintained with a chip seal. (Planning Title Section <br /> 9-4005.4[k][6]) <br /> d. Eight parking spaces are required. (Planning Title Section 9-4005.4[k][7]) <br /> e. A 10-foot-wide landscaped strip shall be provided along Peltier Road. (Planning Title <br /> Section 9-4005.4[k][81) <br /> f. A five-foot-wide landscaped strip shall be provided along the property lines to adjacent <br /> property. The strip shall be planted with trees and/or large shrubs to provide a visual <br /> buffer from adjacent properties. (Planning Title Section 9-4005.4[k][9]) <br /> g. The terminal shall have 25-foot-tall light standards whose lights are hooded and directed <br /> downward so as not to disturb adjoining properties or roads. (Planning Title Section 9- <br /> 4005.4[K][1 0J) <br /> h. Noise levels of trucks entering and leaving the truck terminal shall comply with the <br /> California Vehicle Code sections regarding noise. (Planning Title Section 9-4005.4[k][1 1]) <br /> i. Undeveloped areas within the truck terminal shall be maintained to prevent the creation <br /> of dust or erosion and not become a health hazard.
