j. Truck parts or inoperable trucks kept for rebuilding or for parts that are stored on the <br /> property of the truck terminal must be directly related to the operation of the truck <br /> terminal and shall be contained within a specific area that is fenced to provide an effective <br /> visual barrier. (Planning Title Section 9-4005.4[k][17]) <br /> k. All drainage from asphalted and cemented parking and driveway areas shall be routed <br /> through an oil/sand trap tank prior to entering an on-site retention basin. (Planning Title <br /> Section (9-4005.4(k)(16)) <br /> I. One copy of an Improvement Plan shall be submitted to the Development Services <br /> Division. The Improvement Plan will be distributed to the involved County departments <br /> for approval. The Improvement Plan shall be prepared by a registered Civil Engineer and <br /> show drainage, driveway access details, on-site parking, existing and proposed utility <br /> services, grading, lighting, and landscaping. Storm drainage run-off shall be retained on <br /> the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. Pond capacity calculations shall be submitted for <br /> approval. (Planning Title Section 9-10002) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The applicant shall initiate the abandonment of 22 feet of the road right-of-way and <br /> execute an Irrevocable Offer to Dedicate the same strip along the Peltier Road frontage <br /> of APN 017-040-08. In addition, a copy of the Grant Deed and a legal description of the <br /> parcel to be offered for dedication shall be provided. (Development Tile Section 9-1150.2) <br /> b. The driveway approach shall be improved with 50-foot radii or tapers in accordance with <br /> the requirements of San Joaquin County Standard R-17. The minimum width of the <br /> driveway at the property line shall be 35 feet. (Development Title Sections 9-505.5 & 9- <br /> 114S.5) <br /> C. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> d. A turnaround for trucks and trailers shall be provided. No backing of trucks and/or <br /> trailers onto the public road is allowed. (Development Title Section 9-505.5) <br /> e. The frontage improvements for Peltier Road shall be constructed in conformance with <br /> standards for one-half of an 84-foot-wide right-of-way arterial road. The construction of <br /> the frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction <br /> costs prior to approval of the Improvement Plan. A $250.00 fee currently is required for <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed <br /> and an estimate for the required frontage improvements. The estimate and legal <br /> description shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to <br /> Public Works for approval. As an option, Public Works will prepare the drawing and <br /> estimate for an additional fee of $100.00. (Development Title Section 9-1150.2) <br /> Conditions of Approval - 2 - UP-92-26 <br />
