f. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$2,079.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial' in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. (Resolutions R- <br /> 90-304 & R-91-1025) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. If floor drains are required, they must be plumbed through a sand/oil separator and <br /> discharged to an above-ground system approved by the Environmental Health Division. <br /> This sytem must be designed by a registered engineer. If the above-ground holding <br /> facility has to be emptied, first analyze the contents for any hazardous material. Specific <br /> test requirements can be obtained from the Environmental Health Division. <br /> b. If hazardous material is stored on the site, the applicant must register with the County <br /> Office of Emergency Services. <br /> C. If hazardous waste is generated, the applicant must obtain an EPA identification number <br /> and comply with applicable regulations. <br /> 4. BUILDING INSPECTION DIVISION: <br /> a. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be constructed of one- <br /> hour, fire-resistive material. <br /> (2) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> (3) The proposed use will change the occupancy from an M-3 occupancy, <br /> Agriculture Building, to a B-1/B-2/H-4 occupancy, Office and Shop (U.B.C., <br /> Section 502). The structure must be brought into compliance with all current <br /> code provisions, including structural, plumbing, mechanical, electrical, energy, <br /> and handicap requirements. <br /> (4) Provide restrooms conforming with all disabled access requirements. (C.C.R., <br /> Title 24) <br /> (5) The floor area of any repair shop (H-4 occupancy) shall be served by one or <br /> more floor drains that shall drain to an approved grease and oil separator. The <br /> separator shall have prior approval by Public Health Services (Environmental <br /> Health Division) before submission to this Division for permits, and the separator <br /> shall meet all the criteria for hazardous waste generation. <br /> Conditions of Approval - 3 - UP-92-26 <br />
