PA-0800322 OF THOMPSON & <br /> FOLGER (C/O WOOD RODGERS); (APN/ADDRESS: 011-120-05,-06,-15; 011- <br /> 130-020-21; 011-190-090; 003-040-12; 5601 W. PELTIER ROAD LODI <br /> The applicant has submitted the above referenced Minor Subdivision Pre-Application to subdivide <br /> seven (7) parcels totaling 900.0 acres into twenty-one (21) parcels of 40 acres or more. The <br /> property has a General Plan Designation of A/G (General Agriculture) and is zoned AG- <br /> 40(General Agriculture 40 acre minimum). <br /> The project site is located at the southeast intersection of Thornton Road and Peltier Road south <br /> of Thornton. <br /> The Community Development Department has reviewed the proposed Minor Subdivision Pre- <br /> Application and offers the following comments: <br /> Flood Hazards <br /> Portions of the project site are located within the 100 year A flood designation. The A flood zone <br /> designation is not, however, expected to impact the proposed application request. Development <br /> will have to comply with Development Title Section 9-1605 regarding flood hazards. <br /> Land Use <br /> The proposed parcels are located on property with a General Plan designation of A/G, are zoned <br /> AG-40, are part of an ongoing viticulture operation, surrounded by agricultural lands and a dairy <br /> farm. The proposed parcels are of a size that is consistent with both the General Plan and zoning <br /> designation.The proposed Minor Subdivision application may be conditionally permitted in the AG- <br /> 40 zone with an approved Minor Subdivision application. Thus, the proposed project does not <br /> conflict with any existing uses and will not set a significant land use precedent. <br /> Williamson Act Contract <br /> The proposed sites are currently under the California Land Conservation Act Contract No. <br /> 710097. Because of the amount of acreage involved, there are two (2)types of soil. The soil <br /> types consist of the following: (1) Rioblancho clay loam 0 to 2 percent slopes; (2) Acampo sandy <br /> loam, 0 to 2 percent slopes. <br /> 1 <br />
