*4900, <br /> CONDITIONS OF APPROVAL <br /> MS-92-165 <br /> CAMILLO AND JOANN LEVENTINI <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been f iled with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel 1 shall contain a minimum of 2 . 0 acres. <br /> b. A 25 foot wide easement for access to Parcels 1 and 2 is <br /> required along the west side of the east parcel line of <br /> APN 017-150-17 from Peltier Riad to the northerly <br /> property line of Parcel 1 and across the northerly <br /> property line of Parcel 1. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3, 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July I. of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R--90-304, R-91--1025) <br /> C. The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-five foot (251 ) wide right-of-way along the <br /> easterly property lane of APN 017-150-17 from Peltier <br /> Road to the property line of Parcel 1 and across the <br /> northerly property line of Parcel 1. (A $200. 00 fee <br /> currently is required for processing per Planning Title <br /> Section 9-10502 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for <br /> dedication. (Planning Title Section 9-9380, 9-9204) <br />
