CONDITIONS OF APPROVAL SA-92-0068 Sunseeds, Ltd. Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the issuance of any building permits and prior to the initiation of the use. This approval will expire 18 months from the effective date of the approval unless (1) all Conditions of approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements . Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. This approval shall be for the establishment of a 27 , 400 square foot vegetable seed research station as noted below: (1) Construct six (6) vegetable seed greenhouses of 2 , 700 square feet each; (2) Remodel an existing 1, 000 square foot storage building; (3) Construct a 4 , 800 square foot office building; (4) Remodel an existing 3 , 000 square foot shop and storage building; and (5) Construct a 2 , 400 square foot shop building. b. All required building permit applications for the approved uses shall be submitted by July 14 , 1996 . Certificates of Occupancy shall not be issued for any of the approved uses until after the installation of sufficient paving to provide access to the specific use. C. Submit an Improvement Plan prepared by a registered Civil Engineer, showing drainage, driveway access details, on- site parking, existing and proposed utility services, and grading. Storm drainage run-off shall be retained on- site. The drainage pattern and corresponding storm drain improvements shall be shown on the Improvement Plan. Pond capacity calculations shall be submitted for approval. A plan check fee will be required. (Development Title Section 9-884)
