CONDITIONS OF APPROVAL <br /> SA-92-0068 <br /> Sunseeds, Ltd. <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the <br /> approval unless (1) all Conditions of approval have been complied <br /> with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements . Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the establishment of a 27 , 400 <br /> square foot vegetable seed research station as noted <br /> below: <br /> (1) Construct six (6) vegetable seed greenhouses of <br /> 2 , 700 square feet each; <br /> (2) Remodel an existing 1, 000 square foot storage <br /> building; <br /> (3) Construct a 4 , 800 square foot office building; <br /> (4) Remodel an existing 3 , 000 square foot shop and <br /> storage building; and <br /> (5) Construct a 2 , 400 square foot shop building. <br /> b. All required building permit applications for the <br /> approved uses shall be submitted by July 14 , 1996 . <br /> Certificates of Occupancy shall not be issued for any of <br /> the approved uses until after the installation of <br /> sufficient paving to provide access to the specific use. <br /> C. Submit an Improvement Plan prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading. Storm drainage run-off shall be retained on- <br /> site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Improvement Plan. <br /> Pond capacity calculations shall be submitted for <br /> approval. A plan check fee will be required. <br /> (Development Title Section 9-884) <br />
