Construct a 4 , 800-square foot office building; <br /> D. Remodel an existing 3 , 000-square foot shop and <br /> storage building; and <br /> E. Construct a 2 , 400-square foot shop building. <br /> 2 . All required building permit applications for the <br /> approved uses shall be submitted by July 14 , 1996. <br /> Certificates of Occupancy shall not be issued for any of <br /> the approved uses until after the installation of <br /> sufficient paving to provide access to the specific use. <br /> 3 . Submit an Improvement Plan prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading. Storm drainage run-off shall be retained on- <br /> site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Improvement Plan. <br /> Pond capacity calculations shall be submitted for <br /> approval. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> 4 . The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of <br /> the County Ordinance Code) <br /> 5 . A minimum of ten (10) automobile parking spaces shall be <br /> provided for the approved use. The size and location of <br /> the parking spaces shall be consistent with the <br /> requirements of Section 9-1015 of the Development Title <br /> and shown on the Improvement Plan. The spaces shall be <br /> installed prior to the initiation of the approved use and <br /> shall be permanently paved with concrete or asphalt <br /> concrete and be delineated. Bumper guards shall be <br /> provided wherE, necessary to protect structures or <br /> properties. <br /> 6 . One freestanding and one wall-mounted sign shall be <br /> permitted as a -part of this approval. Sign details shall <br /> consistent with Section 9-1710 of the Development Title <br /> and shall be shown on the Improvement Plan. <br />
