CONDITIONS OF APPROVAL SA-93-44 All State Packer, Inc. Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of the use and the Issuance of any building permits. This approval will expire within 18 months of the date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain In force, and (3) all necessary permits from other agencies have been secured and remain in force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. COMMUNITY DEVELOPMENT DEPARTMENT: a. Assessor Parcel Number 049-120-37 shall be merged with Assessor Parcels Numbers 049-120-29, 30, and 33. b. Sixty-nine automobile parking spaces are required,including two spaces for the physically handicapped. In addition, one truck parking space shall be provided for every truck that will be parked at the site overnight. Parking spaces shall comply with the design standards of Chapter 9-1015 of the Development Title. (Development Title Section 9- 1015.3) C. In addition to the existing truck loading spaces, two truck loading spaces are required. (Development Title Section 9-1015.6[b]) d. For truck entrances, gates shall remain open during business hours or shall be recessed sufficiently to allow trucks to exit the road right-of-way before stopping to open the gate. e. All parking spaces, driveways, and maneuvering areas shall be paved and permanently maintained to provide a durable dust free surface. (Development Title Section 9-1015) f. The design of the additional parking area, including parking lot lighting if the spaces are to be used at night, shall comply with Development Title Section 9-1015.5. g. Landscaping shall comply with the requirements of Sections 9-1020.9(a) and 9-1020.6 of the Development Title. Areas which are not part of the project shall be barricaded from traffic. h. Outdoor storage areas shall be screened as required by Section 9-1022.4(e)(2) of the Development Title. Outdoor storage areas shall be surfaced so as to limit dust. i. Trash bins shall be screened from Pine Street. (Development Title Section 9-1022.4[e][3]) j. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the property line shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists.
