CONDITIONS OF APPROVAL <br /> SA-93-44 <br /> All State Packer, Inc. <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Assessor Parcel Number 049-120-37 shall be merged with Assessor Parcels Numbers <br /> 049-120-29, 30, and 33. <br /> b. Sixty-nine automobile parking spaces are required,including two spaces for the physically <br /> handicapped. In addition, one truck parking space shall be provided for every truck that <br /> will be parked at the site overnight. Parking spaces shall comply with the design <br /> standards of Chapter 9-1015 of the Development Title. (Development Title Section 9- <br /> 1015.3) <br /> C. In addition to the existing truck loading spaces, two truck loading spaces are required. <br /> (Development Title Section 9-1015.6[b]) <br /> d. For truck entrances, gates shall remain open during business hours or shall be recessed <br /> sufficiently to allow trucks to exit the road right-of-way before stopping to open the gate. <br /> e. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable dust free surface. (Development Title Section 9-1015) <br /> f. The design of the additional parking area, including parking lot lighting if the spaces are <br /> to be used at night, shall comply with Development Title Section 9-1015.5. <br /> g. Landscaping shall comply with the requirements of Sections 9-1020.9(a) and 9-1020.6 of <br /> the Development Title. Areas which are not part of the project shall be barricaded from <br /> traffic. <br /> h. Outdoor storage areas shall be screened as required by Section 9-1022.4(e)(2) of the <br /> Development Title. Outdoor storage areas shall be surfaced so as to limit dust. <br /> i. Trash bins shall be screened from Pine Street. (Development Title Section 9-1022.4[e][3]) <br /> j. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted except onto public thoroughfares, provided, however, <br /> that such light shall not cause a hazard to motorists. <br /> Conditions of Approval - 1 - SA-93-44 <br />
