k. Submit an Improvement Plan showing drainage, driveway access details, on-site <br /> automobile and truck parking, signs, gates, existing and proposed utility services, and <br /> grading. Additional storm drainage runoff created by new improvements shall be retained <br /> on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. A plan check fee will be required. (Development Title <br /> Section 9-884) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. Dedicate a 30-foot-wide right-of-way from the centerline of Pine Street to the property line <br /> across the frontage of APN 049-120-29, 30, and 37. (Development Title Section 9-1150.2) <br /> b. The frontage improvement for Pine Street shall be constructed in conformance with the <br /> standards for one-half of a 60-foot-wide right-of-way local industrial street. The <br /> construction of the frontage improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Improvement Plan. A $260.00 fee <br /> currently is required for processing, per Development Title Table 9-240.2, in addition to <br /> a copy of the Grant Deed, a recording fee, and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Department of Public Works and <br /> submitted to Public Works for approval. As an option, Public Works will prepare the <br /> drawing and estimate for an additional fee of $115.00. (Development Title Section 9- <br /> 1150.2) <br /> C. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$1,214.00 per <br /> 1,000 gross square feet of building designated as'Manufacturing' in the Lodi area. The <br /> fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. (Resolutions R-90-304 and <br /> R-91-1025) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. State on revised plans or improvement plans the maximum number of employees the <br /> sewage disposal system is being designed for and that the leach field area will be <br /> barricaded so that it cannot be driven over, parked on, or used as a storage area. This <br /> leach field area must be used for that specific purpose only and cannot contain any <br /> underground utility lines. (Development Title Section 9-1110.4(c)(5)) <br /> b. Construct an individual sewage disposal system under permit and inspection by the <br /> Environmental Health Division at the time of development. (Development Title Sections <br /> 9-1110.3 and 9-1110.4) <br /> C. The well must be repaired under permit and inspection by the Environmental Health <br /> Division. Install a cement surface seal around the well casing to sufficiently protect the <br /> well casing and integrity of the well grout.
