k. Submit an Improvement Plan showing drainage, driveway access details, on-site automobile and truck parking, signs, gates, existing and proposed utility services, and grading. Additional storm drainage runoff created by new improvements shall be retained on the site. The drainage pattern and corresponding storm drain improvements shall be shown on the Improvement Plan. A plan check fee will be required. (Development Title Section 9-884) 2. DEPARTMENT OF PUBLIC WORKS: a. Dedicate a 30-foot-wide right-of-way from the centerline of Pine Street to the property line across the frontage of APN 049-120-29, 30, and 37. (Development Title Section 9-1150.2) b. The frontage improvement for Pine Street shall be constructed in conformance with the standards for one-half of a 60-foot-wide right-of-way local industrial street. The construction of the frontage improvements will be deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to the estimated construction costs prior to approval of the Improvement Plan. A $260.00 fee currently is required for processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed, a recording fee, and an estimate for the required frontage improvements. The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of Public Works and submitted to Public Works for approval. As an option, Public Works will prepare the drawing and estimate for an additional fee of $115.00. (Development Title Section 9- 1150.2) C. An encroachment permit shall be required for work within the road right-of-way. (Development Title Section 9-1145.2) d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$1,214.00 per 1,000 gross square feet of building designated as'Manufacturing' in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions R-90-304 and R-91-1025) 3. PUBLIC HEALTH SERVICES: a. State on revised plans or improvement plans the maximum number of employees the sewage disposal system is being designed for and that the leach field area will be barricaded so that it cannot be driven over, parked on, or used as a storage area. This leach field area must be used for that specific purpose only and cannot contain any underground utility lines. (Development Title Section 9-1110.4(c)(5)) b. Construct an individual sewage disposal system under permit and inspection by the Environmental Health Division at the time of development. (Development Title Sections 9-1110.3 and 9-1110.4) C. The well must be repaired under permit and inspection by the Environmental Health Division. Install a cement surface seal around the well casing to sufficiently protect the well casing and integrity of the well grout.
