g. UNIFORM FIRE CODE: The following Uniform Fire Code requirements will be applicable: <br /> (1) Fire flow and hydrants will be provided for the proposed project by use of Appendix III-A and <br /> III-B of the California Fire Code. <br /> (2) Fire Department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the Standard adopted by the San Joaquin County Fire Chiefs Association. The <br /> fire access road will need to be completed before the County Surveyor's office will file the <br /> map for record. <br /> h. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> i. CC&R'S: The project shall comply with the attached CC&R's. <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, <br /> or employees to attack, set aside, void, or annul an approval of the local agency, advisory <br /> agency, appeal board, or legislative body concerning a subdivision, which action is brought within <br /> the time provided for in Section 66499.37 of the Government Code. <br /> 3. DEPARTMENT OF PARKS AND RECREATION (Staff Contact: Jeff Smith, 953-8800) <br /> a. PARK FEES: Due to the relative small size of the subdivision, less than fifty(50) parcels, the <br /> San Joaquin County Department of Parks and Recreation will require the collection of in-lieu fees <br /> for park development as a requirement for approval of the Map (Development Title Section 9- <br /> 1230.8). <br /> 4. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall <br /> include grading plans for each individual lot, if applicable. These improvement plans and <br /> specifications are subject to plan check and field inspection fees and must be approved by Public <br /> Works prior to recording the Final Map. (Development Title Section 9-1100 and Resolution R-92- <br /> 814) <br /> b. If improvements referred to herein are not completed prior to recording the Final Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion <br /> of improvements within one year after recording the Final Map. (Development Title Section 9- <br /> 1100.3[j]) <br /> c. A Preliminary Soils Report is required in accordance with County standards for the purpose of <br /> determining the R-Value for the design of the roads.
