UP-95-11 OF ACLC, INC. (C/O <br /> MIKE HAKEEM) <br /> ----------------------------------------------------------------- <br /> The request is a Use Permit application to construct a 33-unit, <br /> multi-family rental project with a child care center. The project <br /> includes a request for a density bonus to increase the maximum <br /> density from 10 to 11 dwelling units per gross acre. The <br /> residential component of the project is composed of nine two- <br /> bedroom, one-story units, 16 three-bedroom, two-story townhouse <br /> units, and eight four-bedroom, two-story townhouse units. The <br /> site ' s existing church building and residence will be demolished to <br /> allow construction of the residential units . The site ' s existing <br /> 2 , 601-square-foot parish hall will be retained and remodeled into <br /> a combination day care/community building with kitchen and <br /> manager' s office. The day care center will operate from September <br /> through June for an estimated 20 to 25 children from the age of two <br /> to five. Children living in the facility will be given priority <br /> for use of the day care facility. <br /> The application has generated a significant amount of opposition <br /> from property owners in the vicinity of the project site. That <br /> opposition deals primarily with potential impacts on local schools, <br /> public safety providers, and public service providers, as well as <br /> on the area ' s traffic levels. These issues, along with others <br /> raised by the opponents of the project, will be discussed in the <br /> staff report for this project. <br /> The Development Services Division has reviewed the above-referenced <br /> application and intends to recommend to the Planning Commission <br /> that it be approved subject to the following Conditions of <br /> Approval. <br /> Use Permit Application No. IIP-95-11 was approved by the Planning <br /> Commission on The effective date of approval is <br />
