(2) All areas requiring landscaping shall conform to Section 9-1020 of the Development Title. The <br /> parking area shall be provided with a minimum of five percent (5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Seven (7) <br /> trees shall be planted and evenly spaced throughout the parking lot. (Development Title Section <br /> 9-1020.5) <br /> (3) Parking areas abutting a residential zone, an area shown on the General Plan for residential <br /> use, or an existing residential use shall be screened with a solid masonry wall six(6)to seven (7) <br /> feet in height along the abutting property line, and a five-foot-wide planting strip shall be installed <br /> adjacent to the wall and the parking area. (Development Title Section 9-1020.5[e]) <br /> I. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six(6)to seven(7)feet in height shall be erected along the east and south <br /> property lines and along the portion of the west property line which abuts the adjacent residential <br /> parcels that front on Pock Lane (DevelopmentTitle Section 1022.4[d][1]). Construction of the <br /> masonry wall along the east property line may be deferred until the time residential development <br /> is approved on any of the abutting properties to the east of the subject property. A notice shall <br /> be recorded against the subject property in lieu of requiring a bond to guarantee construction of <br /> said wall. <br /> (2) If the masonry wall along the east property line is deferred as contained in Condition 1.i.(1),a <br /> fence six feet in height shall be erected along the east property line until such time that the <br /> masonry wall is required. <br /> m. DEED OF AVIGATION AND HAZARD EASEMENT: A Deed of Avigation and Hazard Easement <br /> shall be granted and recorded in favor of the Stockton Metropolitan Airport. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 30-foot- <br /> wide right-of-way from the centerline of Pock Lane to the property across the parcel's frontage. A <br /> $225.00 fee currently is required for processing,per Development Title Table 9-240.2,in addition to <br /> a copy of the Grant Deed. (Development Title Section 9-1150.5) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is $1,171.00 per 1,000 gross square feet <br /> of building designated as Service Commercial in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolution R-96-592) <br /> e. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee is <br /> due and payable prior to issuance of the building permit. The fee currently is$393.00 per 1,000 <br /> gross square feet of building designated as Service Commercial.
