. l
I. INTRODUCTION
E f ' Dillon & Murphy was retained by Victor Podesta to perform a Soil Suitability
Study for the property located at 7921 N. Podesta Lane, Linden, CA. The subject
parcel number is APN 091-350-01 . The purpose of the study is to determine the
suitability of the property for septic tank usage as required by the County. The
study was performed according to the requirements of Section 10100 of San
Joaquin County Development Code.
II. PROPOSED DEVELOPMENT
The property is currently zoned AG-40. The Podesta property consists of a
67.50 acre parcel (see appendix for map). It is proposed to divide a 5 acre
homesite parcel from the existing 67.50 acre property. The proposed division is
beingdone as a Financing Hom i
g elite Parcel. J
Ill. PRESENT AND PAST USE OF THE SITE
Presently, Parcel 1 is a walnut orchard and contains an agriculture well at the ((x-1)
north end of the property. At an adjacent property an exploratory bore hole was
drilled. Refer to Application 93-1457 dated July 26, 1993 (see Appendix).
IV. EXISTING AND PROPOSED SEPTIC TANK USAGE
Parcel 1 will require a septic system when developed. I have no knowledge
of septic system failure on the property.
V. GROUND WATER AND DEPTH TESTING
4
According to the map of "Lines of Equal Depth of Water Wells" published J i
Fall, 1999, by the San Joaquin County Flood Control and Water Conversation !
District, the depth to groundwater at this location is approximately 140 feet (see
Appendix) The gradient ground water in the project area slopes south to north Z(7 ✓r
R . according to the map of lines of equal elevationublished in the
p Spring of 1999 by
San Joaquin County Flood Control and Water Conversation District (see Appendix). ` 1
! Water samples were taken from water faucet located by the office of the adjacent
property and analyzed for nitrates and DBCP. Samples were taken by Mike Toy of yY
Dillon & Murphy the same day the percolation tests were performed. The samples
were taken using the criteria of Precision Environ Tech. The samples were ,,,f'
transported via automobile to Precision Environ-Tech and released to them (see
chain of custody in Appendix). The nitrates were measured at 8.62 mg/l. The
DBCP was measured as non-detect (see Appendix for results). Based on water
a testing, potential for contamination is very low.
ll
1
C:10 2 1 0717 92 1 N.
