k. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) The storm water retention pond is required to be fenced with a minimum six- (6) foot-high chain- <br /> link fence. <br /> I. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire flow and hydrants shall be provided for the proposed project by the use of either. <br /> A. Appendix III-A and III-B of the California Fire Code (public water mains); or <br /> B. NFPA 1231 of the National Fire Code (static water supply). <br /> (2) Fire sprinklers shall be installed according to Article 10 of the California Fire Code and the <br /> appropriate standards and guides adopted in Chapter 35 of the California Building Code and the <br /> California Electrical Code. <br /> (3) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (4) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (5) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property(C.F.C. Section 105.2.1). <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 42-foot- <br /> wide right-of-way from the centerline of French Camp Road to the property line across the parcel's <br /> frontage. A$280.00 fee currently is required for processing, per Development Title Table 9-240.2, in <br /> addition to a copy of the Grant Deed. The fee due will be based on the current fee schedule. <br /> (Development Title Section 9-1150.5) <br /> d. The frontage improvements for French Camp Road and Ponderosa Road shall be constructed in <br /> conformance with the standards for one-half of an 84-foot-wide right-of-way Minor Arterial street. <br /> The construction of the frontage improvements will be deferred upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction costs prior <br /> to approval of the Improvement Plan. A$325.00 fee currently is required for processing, per <br /> Development Title Table 9-240.2, in addition to a copy of the Grant Deed and an estimate for the <br /> Conditions of Approval - 3 - UP-01-5 <br />
