b) NFPA 1142 of the National Fire Code. <br /> 2) Fire sprinkler systems shall be installed according to Chapter 9 of the California Fire Code and <br /> the appropriate standards and guides adopted in California Building Code and the California <br /> Electrical Code. <br /> 3) Fire department access roads shall be in accordance with section 503.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin county Fire Chiefs Association. <br /> 4) Key Boxes: a Knox box shall be installed according to the local fire department's instructions. <br /> 5) Fire extinguishers shall be installed in accordance with California Fire Code, section 906. <br /> 6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property C.F.C. 105.1.1. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff contact: Alex Chetley, [209]468-3000) <br /> a. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only — all vertical features, including but not limited to <br /> fences, walls, private light standards, rocks, landscaping and cobbles are not allowed in the right- <br /> of-way.) (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approaches shall be improved in accordance with the requirements of San Joaquin <br /> County Improvement Standards Drawing No. R-17 prior to issuance of the occupancy permit. Any <br /> proposed gates shall be located a minimum of twenty feet from the planned right-of-way. <br /> (Development Title Section 9-1145.5) <br /> c. All vehicular parking related to applicant's development shall be onsite at all times. Parking in the <br /> County right-of-way shall be prohibited. It is the responsibility of applicant to monitor Priest Road <br /> to ensure compliance with this requirement. <br /> d. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> twenty-five (25) foot wide right-of-way from the centerline of Priest Road to the property line <br /> across the parcel's frontage. (A fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed. The fee will be based on the current <br /> schedule at the time of payment.)(Development Title Section 9-1150.5) <br /> e. For each phase of the development, the developer shall provide drainage facilities and meet the <br /> requirements of San Joaquin County Development Standards to prevent the increased runoff <br /> release rate of storm water from discharging onto other properties and to prevent offsite sediment <br /> transport. Retention basins shall be fenced with six (6) foot high chain link fence or equal when <br /> the maximum design depth is 18 inches or more. Required retention basin capacity shall be <br /> calculated and submitted along with a drainage plan for review and approval, prior to release of <br /> building permit for each phase. (Development Title Section 9-1135) <br /> f. For each phase of the development, the Traffic Impact Mitigation Fee shall be required for this <br /> development. The fee is due and payable at the time of building permit application for each <br /> phase. The fee will be based on the current schedule at the time of payment. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record.
