1) A solid masonry wall six(6)to seven (7)feet in height shall be erected along parcels 193-220-13 <br /> vk� and 193-220-45. (Development Title Section 9-1022.4[d][1]) <br /> i. FENCING: Fence details shall be consistent with Chapter 9-1022.3(f) of the Development Title and <br /> be included on the Site Plan. <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.4[h]) <br /> k. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> 1) The proposed occupancy is Group A Division 3. <br /> 2) A grading plan shall be submitted and approved and a grading permit issued by the Building <br /> Inspection Division prior to performing any excavation or filling of earth material. <br /> 3) The Construction Site Plan shall indicate the following: <br /> a) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R.,Title 24) <br /> b) Provide identification signs for the parking space(s) including the "tow away' sign at each <br /> entrance or visible from each space(C.C.R., Title 24) <br /> c) The slope of a parking space shall not exceed '/4 inch per foot(C.C.R.,Title 24) <br /> d) Provide one van parking space. <br /> 4) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code, Table 4-1. <br /> 5) Provide engineered plans for new structures accessible restrooms and parking. <br /> 6) Soils Report shall include the following: <br /> a) All recommendations of the Subdivision Soils Report shall be incorporated into the <br /> construction drawings. <br /> b) A copy of the Soils Report shall be submitted to the Building Inspection Division, Plan Check <br /> Section, at the time of the final submittal. <br /> I. CALIFORNIA FIRE CODE: The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit. <br /> 1) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> a) Appendix B and C of the California Fire Code. <br /> San Joaquin County PA-1200118/U Kosalla <br /> Community Development Page 8 <br />
