force, and (3) all necessary permits from other agencies have been issued and <br /> remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jim Van Buren, 468- <br /> 2374) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT". The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is to add restaurant services and theatrical <br /> performances in an existing live entertainment / dance bar; legally establish a <br /> ghost town outdoor historical walking amusement area, add an outdoor group <br /> functions area, add retail sales in various existing buildings, and allow Semi- <br /> Annual special events (, (a detailed project description will be included in the final <br /> approval letter). <br /> (1) The semi-annual special events shall require an Improvement Site Plan <br /> approval from all applicable departments for each of the semi-annual events. <br /> The events shall consist of a two or three day special event with a maximum <br /> of 300 persons on site at one time. Hours of operation will be 10:00 a.m. to <br /> sunset. <br /> (2) Tours (school or adult) events will average one or less a week. Tours will take <br /> place between 9:00 a.m. to 1:00 p.m. Bus parking will be in the automobile <br /> parking areas. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> d. STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) Striping: All parking spaces (included Handicapped parking), driveways, <br /> directional arrows, and maneuvering areas shall be delineated with paint. <br />
