Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration;and <br /> 2. Approve the request for the following revision of Public Works' Condition 2]f]: <br /> 2.]f] The project shall be served by a public water system conforming to the requirements of <br /> the San Joaquin County Public Health Services (Environmental Health Division) and the <br /> Department of Public Works. The system shall provide adequate domestic and fire <br /> water supply in conformance with the requirements of the County Fire Warden and the <br /> local fire district. A test well showing that the production well will meet all applicable <br /> standards is required for Lots 7 through 23. The subdivider shall construct a public <br /> water well at the Rancho Morada Estates well site in conjunction with any development <br /> of the project beyond Lots 1 through 6 and Lot 24. The well shall be designed and <br /> constructed to the standards of the Department of Public Works and Public Health <br /> Services (Environmental Health Division) and have a minimum yield of 750 gallons per <br /> minute. Lots 1 through 6 and Lot 24 will be allowed services with no additional well. <br /> The applicant shall enter into an agreement with San Joaquin County to defer <br /> construction of the water well to a future time when water demand warrants <br /> construction. (Development Title Section 9-1120.2) <br /> Findings for Revisions of Approved Actions <br /> 1. There are changes in circumstances which make any or all of the conditions of the Tentative Map or the <br /> Vesting Tentative Map no longer appropriate or necessary. <br /> This Finding can be made because the Public Works Department has reviewed the <br /> request and has determined that the construction of the public water system is not <br /> necessary at this time. <br /> 2. The conditions of the Tentative Map or the Vesting Tentative Map shall conform to the provisions of <br /> Chapter 9-857, if a Major Subdivision,or the provisions of Chapter 9-860, if a Minor Subdivision. <br /> This Finding can be made because the revised Condition of Approval conforms to the <br /> provisions of Chapter 9-857 for a Major Subdivision.
