Plantings shall be fertilized, cultivated, and pruned on a regular basis, <br /> and good horticultural principles shall be practiced (Section 9- <br /> 1020.60)(3)),- <br /> D. <br /> - <br /> 1020.60)(3));D. Wher, necessary, plantings shall be appropriately staked, tied, or <br /> otherwise supported. Supports shall be regularly monitored to avoid <br /> damage to plants (Section 9-1020.60(4)). <br /> (11) Street trees on individual lots shall be planted prior to the final inspection for each <br /> lot's residence. <br /> b. All parcels shall be from one acre to five acres in size. Some of the lots may be smaller <br /> than one acre as long as the average lot size is one acre and the smaller lots are at least <br /> 75 percent of the minimum lot size. (Section 9-310.3(a)) <br /> C. All parcels shall have a minimum lot width of 150 feet measured at the front yard setback <br /> line. Some lots may be have less width than 150 feet as long as the average lot width <br /> is 150 feet and the reduced lot widths are at least 70 percent of the minimum rot width. <br /> (Section 9-310.4) <br /> d. The existing barn on Lot 14 shall not be used to house animals. (Section 9-1045.5) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Development Title Section 9-910.2) <br /> b. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin to <br /> ensure the completion of improvements within one year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> C. Tudor Rose Glen shall be dedicated and improved to County standards for a 50-foot-wide <br /> right-of-way rural road. (Development Title Section 9-857.4) <br /> d. North State Route 99 Frontage Road (east) shall be improved on the subdivided side to <br /> County standards for a 50-foot-wide right-of-way rural road, with 100-foot by 12-foot <br /> tapers at the ends of the radii for Tudor Rose Glen. Any illegal encroachments into the <br /> North State Route 99 Frontage Road shall be removed. (Development Title Section 9- <br /> 857.4) <br /> e. A terminal drainage system shall be provided to meet the requirements of the County and <br /> Conditions of Approval -16- SU-91-12 <br />
