SEPTICSYSTEM CONSTRUCTION All septic system requirements must be in accordance with the San Joaquin County Environmental Health Sewage Standards. For gravity systems, the house pad must be raised to permit gravity flow through both septic tanks and into leach field. The double septic system design shown on this plan must comply with the following:(Sec. 10 Sewage Standards.) MIN.25'DEEP SEEPAGE PITS(TYP.) Minimum distance from well to seepage pits 150' Minimum distance from trenches to well 100' Minimum distance from foundations,driveways and pools 10' Maximum length of individual leach line 100' Maximum width of trench 24" Maximum grade of line 3"per 100' Preferable grade of line Y'per 100' Distance between lines 10'edge to edge Minimum depth of rock below approved perforated pipe 12" Minimum depth of rock over approved perforated pipe T' Maximum depth of trench 42" LEACHLINES AND TRENCHES Minimum distance between leach line and septic tank 5' (TVP.-MIN.10'EDGE TO EDGE) Maximum soil cover over leach line 24" Minimum soil cover over leach line 6" During leachfield construction,the sidewalk and floors of the leachline trenches most be scarified to open smeared and surfaces possibly caused from the backhoe excavations. Seepage pits are normally scarified by a"cleat"on the outside of the auger flight. All excavations should be inspected by a representative from San Joaquin County Public Health Services Department Environmental Health Division, before placement of drain rock. Telephone at least 48-hours in advance of inspection (209) 468-3284. Leachfield areas cannot be driven or parked over,and no structures can be built over these areas. Final grading of the leachfields most be such that drainage water from domestic irrigation or rainfall cannot collect and pond over the leachfields.Only grasses and small shrubs may be planted over the fields,with trees and large shrubs planted at least 15 feet away. The designated replacement area most remain as such,with no peananent structures built in this arca- SEPTIC reaSEPTIC SYSTEM MAINTENANCE The septic system installed for the respective residence most consist of a dual leachfield system in accordance with San Joaquin Sewage Standards,Section 10.1.For the system to have maximum theoretical longevity,the leachfields most be manually switched between each other on an annual basis.This can be accomplished with a push-pull"gate"valve,which will be on each of the two effluent lines BOX(TYP)ION C exiting the secondary septic tank It may be a requirement by the Environmental Health Department that the valves be located within SECONDARY SEPTIC TANK 4TANK RIMARY the second compartment of the secondary tank. This second compartment must also have an installed filter. BULL RUN VALVE o (SEE ATTACHED NOTES) (OR) The Environmemal Health Department will require that the tanks be pumped every three years. Therefore,access m the tanks by pumper (IN CHRISTIE BOX) trucks must be maintained Since the septic systems will be installed in fine-grained clay soils,sodium from a water softener may hasten the clogging mechanisms of this soil type,which may lead to septic system failure. Therefore,water softeners should be avoided or c PRIMARY SEPTIC TANK limited in use. Water from domestic irrigation or rainfall must not be allowed to congregate in the leachfield areas. By signing below,the homeowner has read and understands the construction and maintenance procedures,as stated above and agrees to perform these recommended procedures. This information most be transferred to a buyer upon sale of the applicable residences.
