CONDITIONS OF APPROVAL <br /> PA-0500401 <br /> Ghana Properties <br /> Major Subdivision Application No. PA-0500401 was approved by the San Joaquin County Planning <br /> Commission on January 5, 2006. The effective date of approval is January 15, 2006. This tentative <br /> map approval will expire on January 14, 2009,which is three years from the date of approval, unless <br /> (1) all Conditions of Approval have been complied with and (2) a Final Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Karla Kuhl, 468-3103) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map <br /> dated, December 28, 2005. <br /> b. LOT SIZE: All parcels shall have a minimum lot area of one net acre. (Development Title Section 9- <br /> 610.2) <br /> c. LOT WIDTH: The lot width of individual lots may be reduced to one hundred five feet(105)feet <br /> provided the average lot width for all lots shall be equal to or greater than one hundred fifty(150)feet <br /> (Development Title Section 9-310.4[a][1]). <br /> d. DEMOLITION PERMIT: A demolition permit shall be issued prior to recordation of the final map to <br /> remove the existing house, shed, and garage on APN: 086-070-06. <br /> e. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirement will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) This planning application will require a fire access road to be completed before the County <br /> Surveyors office will file the map for record. Please contact Fire Prevention at 209-468-3380 to <br /> schedule an inspection of the completed road. <br /> (3) The project shall comply with San Joaquin County Development Title Section 9-1150.18, Road <br /> Naming Procedures. Please contact the Community Development Department at 468-2193 to <br /> complete this process prior to requesting Fire Department Approval. <br /> (4) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire <br /> Jurisdiction Having Authority (CFC 1103.240). <br /> (5) A street sign shall be purchased from, and installed by, the Public Works Department per the <br /> Fire Road Standard, "Exhibit D". <br /> Conditions of Approval 1 - PA-0500401 <br />
