STATE ROUTE 99 FRONTAGE <br /> ROAD, STOCKTON) <br /> The applicant has submitted the above referenced Major Subdivision application to <br /> subdivide two parcels containing 14.87 acres into 12 residential lots to contain at least 1 <br /> acre each. One lot will be dedicated to the County for storm water retention. The <br /> property is zoned R-R (Rural Residential) and has a General Plan designation of R/R <br /> (Rural Residential). The project site is located in the unincorporated urban community of <br /> Morada <br /> The project site is located on the east side of N. State Route 99 Frontage Road, 960 feet <br /> south of E. Eight Mile Road, east of Stockton. <br /> The Community Development Department has reviewed the proposed Major Subdivision <br /> application and comments from other agencies and offers the following comments: <br /> Noise Study <br /> Development Title Table 9-1025.9 lists residential as a noise sensitive land use. <br /> Outdoor activity areas require a noise level of less than 65dB Ldn and interior spaces <br /> require a noise level of less than 45 dB Ldn. The 65 dB noise contour is 681 feet from <br /> the edge of State Route 99. This will place lots 1,2,3,4,5,7,8,9,10, and 11 within the 65 <br /> dB or higher CNEL Contour. This exceeds the requirements of the San Joaquin County <br /> Development Title Noise Ordinance and will require a noise study to determine what <br /> mitigation measures can be applied to reduce the noise levels in outdoor areas and <br /> interior spaces to meet Development Title standards. The Planning Commission date is <br /> pending until the completion of the noise study. <br /> Road Names <br /> The proposed road name of Ghana Road is consistent with the San Joaquin County <br /> road name standards. (Development Title Section 9-1150.18[a]) <br />
