Demolition of Existing House <br /> There is an existing house, garage and shed on APN: 086-070-06. These buildings <br /> cross over the proposed new lot lines. The applicant has stated that these buildings will <br /> be demolished prior to the recordation of the Final Map. The demolition of the buildings <br /> will be a Condition of Approval of this project. <br /> Lot Size and Width <br /> The minimum lot size in the Rural Residential zone is one (1) acre. All of the proposed <br /> lots meet or exceed the lot size minimum. The average lot width for all lots in this <br /> proposed subdivision must be equal to or greater than the minimum lot width required <br /> (150 feet). Individual lots must not be less than 105 feet in width and corner lots must <br /> not have a width less than 50 feet (Development Title Section 9-310.4[a]). All proposed <br /> lots average the minimum lot size of 150 feet and none of the proposed lots are less <br /> than 105 feet. <br /> Services <br /> • Sewer-Pursuant to Development Title Section 9-1105.2[d](6), areas zoned Rural <br /> Residential with parcels one (1) acre or more in size will be considered suitable <br /> for septic tank usage if served by public water and storm drainage. The <br /> proposed subdivision will have public drainage, water and on-site septic tanks. <br /> • Storm Drainage-Development Title Section 9-1135.3(a) require subdivisions in <br /> urban communities to discharge into a terminal drain or agency retention basin <br /> where permitted by Master Plan or Special Purpose Plan. Lot 12 of the proposed <br /> subdivision will be dedicated to the County as a retention pond for CSA 46 <br /> Morada to serve the proposed project. <br /> • Water-Development Title Section 9-1120.3(a) states that urban community <br /> subdivisions with less than two (2) acres shall be served by public water.
