e. STORM DRAINAGE: Storm water drainage shall be retained on the site unless terminal drainage is <br /> permitted. The drainage pattern and corresponding storm drain improvements shall be shown on the <br /> Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Trailers may be parked on aggregate base and <br /> large trucks may be parked on triple chip seal. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. <br /> (2) A minimum of twenty-nine (29) parking spaces shall be provided, including two (2) accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). (2 spaces are required for the site, and 0.67 <br /> spaces are required for every employee.) (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> g. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided (Development Title Section 9-1015.6) <br /> h. LIGHTING: Lighting shall be provided and comply with the following <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015 5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten- (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 99 Frontage Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage.
