e. STORM DRAINAGE: Storm water drainage shall be retained on the site unless terminal drainage is permitted. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. f. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Trailers may be parked on aggregate base and large trucks may be parked on triple chip seal. Bumper guards shall be provided where necessary to protect adjacent structures or properties. (2) A minimum of twenty-nine (29) parking spaces shall be provided, including two (2) accessible spaces, one of which shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). (2 spaces are required for the site, and 0.67 spaces are required for every employee.) (Development Title Section 9-1015.3) (3) One bicycle parking rack or storage device is required for every 20 parking spaces. (Development Title Section 9-1015.7) g. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided (Development Title Section 9-1015.6) h. LIGHTING: Lighting shall be provided and comply with the following (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015 5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) i. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten- (10) foot wide landscaped strip, respecting the ultimate right-of-way width of State Route 99 Frontage Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent(5%)of landscaping within the perimeter of the parking area, not including landscaping along the street frontage.
