L <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the northeastern <br /> comer of the property line when the adjacent neighbors to the east either request installation or <br /> the property is sold. The following note shall be recorded against the property in lieu of <br /> constructing the wall at the present time: <br /> A. The owners of this property agrees to construct a six (6) to seven (7) foot masonry wall if <br /> either of the following situations occur: (1)the adjacent property owners to the north request <br /> construction of the wall; or (2) if that property is sold and the new owners request <br /> construction of the wall. If either situation arises, the owners of the landscaping business <br /> have the option to remove the trees where the wall would be constructed in order to maintain <br /> all usable space of the property. <br /> (2) Install 24-inch box evergreen trees, with a maximum spacing of twenty(20) feet on center, along <br /> the northern, northwestern, and western property lines. <br /> (3) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> k. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) The proposed residence will change the occupancy from an R-3 occupancy to a B occupancy <br /> (U.B.C. Section 3405). The structure must be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy, and disabled access <br /> requirements. (This condition pertains if the use of the residence is changed to an office.) <br /> (2) Provide restrooms conforming with all disabled access requirements. <br /> 2.
