e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> Y the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide. <br /> (Development Title Section 9-1015.5[h][1]) <br /> f. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trailers and <br /> storage areas for trash, shall be enclosed by a screen six (6) to eight (8) feet in <br /> height. Items stored within one hundred (100) feet of a dedicated street shall not be <br /> stacked higher than two (2) feet above the adjacent screen (Development Title <br /> Section 9-1022.4[e][2][A]). <br /> g. SIGNS. No additional advertsing signs shall be permitted as a part of this approval. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Contact Person: Alex Chetley, [209] 468-3023) <br /> a. Storm water runoff shall be retained on site and prevent off-site sediment transport. <br /> Existing on-site drainage facilities shall meet the requirements of San Joaquin <br /> County Development Standards to prevent the increased run off release rate of <br /> storm water from discharging onto other properties. Retention basin capacity for <br /> the entire site shall be calculated by a registered civil engineer, licensed contractor <br /> or licensed architect and submitted along with an engineered drainage plan for <br /> review and approval prior to release of the building permit. (Development Title <br /> Section 9-1135) <br /> b. The Traffic Impact Mitigation Fee shall be required for this development. The fee is <br /> due and payable at the time of building permit application. The fee will be based <br /> on the current schedule at the time of payment. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. (Resolutions R-00-433) <br /> C. The Regional Transportation Impact Fee shall be required for this development. <br /> The fee is due and payable at the time of building permit application. The fee will <br /> be based on the current schedule at the time of payment. (Resolution R-06-38) <br /> d. The Water Supply Facilities Impact Mitigation Fee shall be required for this <br /> development. The fee is due and payable prior to issuance of the building permit. <br /> The fee will be based on the current schedule at the time of payment. The fee <br /> shall be automatically increased on January 1 of each year through the year 2015 <br /> at the rate of 4.55 percent.
