h. JOINT MANAGEMENT AGREEMENT: Prior to issuance of building permits for Phase One,the Joint <br /> Management Agreement shall be recorded and submitted to the Community Development <br /> Department. <br /> i. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with asphalt concrete or Portland cement concrete to provide a durable, dust free <br /> surface. Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties. (Development Title Section 9-1015.5[e]) <br /> 2) A minimum of 340 parking spaces shall be provided with Phase 1 in addition to the 265 previously <br /> required parking spaces(PA-1100224[UP]).At full buildout,605 parking spaces shall be provided. <br /> Title Section 9-1015.9) <br /> 3) Each parking stall shall be an unobstructed rectangle, minimum 9 feet wide and 20 feet long. <br /> (Development Title Section 9-1015.5[b]) <br /> 4) All parking stalls and directional arrows must be delineated with paint. (Development Title Section <br /> 9-1015.5[d]) <br /> 5) Parking spaces for persons with disability shall be provided as required by Chapters 11A and 11 B <br /> of the California Building Code. <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide.(Development Title Section 9-1015.5[h][11) <br /> k. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> I. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per Califomia Code of Regulations,Title 23, Division 2, Chapter 2.7. <br /> 2) A minimum ten(10)foot wide landscaped strip, respecting the ultimate right-of-way width of State <br /> Route 99 W. Frontage Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020). <br /> 3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage.Sixty-eight(68) <br /> trees shall be planted, evenly spaced throughout the parking lot. <br /> m.
