Therefore, the project will be permitted to <br /> continue to be served by a private septic system. <br /> Water <br /> Industrial areas outside of Communities generally require a public water system serving the entire <br /> planned area. Individual wells may be permitted in the Truck Terminals designation. (General Plan, <br /> Volume I, pg. N-105) <br /> • The parcel will continue to be served by an individual well. <br /> Storm Water Drainage <br /> Industrial areas outside of Communities generally require a public drainage system serving the entire <br /> planned area. On-site drainage may be permitted in the Truck Terminals designation. (General Plan, <br /> Volume I, pg. IV-109) <br /> • The parcel will be served by on-site drainage- <br /> Neighborhood <br /> rainage_Nei hborhood Resi3onses <br /> The Community Development Department has received two letters and a petition with 28 signatures in <br /> opposition to this project_ The petition does not address specific issues, but it does ask that the <br /> Community Development Department notify those listed on the petition of the public hearing. <br /> In addition, one letter was received that stated"no objections" as long as certain improvements to the <br /> roadways were required as part of the project approval. General Plan Development Criteria D, E, F, and <br /> G (pg. IV-34, listed above) address these issues. The Community Development Department and the <br /> Public Works Department will incorporate these development criteria as Conditions of Approval of the <br /> underlying project. <br /> The two letters in opposition address traffic and safety, noise, air quality, a green belt area, and property <br /> values (aesthetics). <br /> Traffic <br /> The General Plan requirements for the Truck Terminal General Plan designation are that there are <br /> acceleration and deceleration lanes or other traffic control devices determined to be necessary by Public <br /> Works and that they be developed so that all truck activities are conducted within the confines of the <br /> terminal property with screening from adjacent property. These requirements will become Conditions of <br /> Approval of the underlying Use Permit for a truck terminal_ Public Works will address the need for a traffic <br /> study. <br /> Noise <br /> This area is already subject to excessive noise from State Route 99.
