i. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways for automobiles shall have a width of no less than twenty.-five (25)feet for two- <br /> way.aisles and sixteen.(16).feet for one-way aisles, except that.-.in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide. (b6velopment Title <br /> Section 9-1015.51h][1 I). <br /> (2) Driveway width for trucks at the ultimate rig ht-of-way.s hall be forty (40) feet maximum. the <br /> design.of the driveway shall allow trucks to enter and exit the property without entering into <br /> the opposing lane of traffic..(Development Title Section 9-505.7[c]) <br /> (3) Access gates shall be recessed from-the property line a minimum of sixty five (65) feet. <br /> (Development Title Section 9-505.7[d]) <br /> (4) All maneuvering and parking areas of automobiles and trucks shall be located on the site of <br /> the truck terminal. (Development Title Section 9-505.7[e)) <br /> (5) Aisles between truck parking areas shall be a minimum of fifty-five (55) feet wide. <br /> (Development Title Section 9-1015.6[d][2)) <br /> j. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area isto be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Sections 9-1015.5[g] and 9-505.6[a]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[9][4]) <br /> k. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of N. <br /> State Route 99 West Frontage, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.9) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> (4) The automobile parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development.Title. The parking area shall be provided with a minimum of five percent (5%) of <br /> landscaping within the perimeter of the parking area, not including landscaping along the street <br /> frontage. Fifteen (15)trees shall be planted, evenly spaced throughout the parking lot. <br /> 1. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6)to eight (8) feet in height shall be erected along the south property <br /> line of APN 158-110-49.
